Cash Sale Only. Per the most recent surveyor’s assessment, the existing mobile home is located within the required distance of cemetery graves, preventing completion of the survey and creation of a new lot at this time. Due to the age of the mobile home, relocation to another location on the property is not considered an option. The existing mobile home must be removed before the survey can be completed. Following removal, the buyer will need to coordinate with the surveyor to finalize the survey and verify that any proposed new home location meets the setback requirements and obtain any required approvals from environmental health. The original list price did not give much value to the mobile home anyways and no value was given to the acreage that the cemetery is located on but to reflect these considerations, the seller has reduced the price by $30,000. The revised AS IS pricing reflects the value of the brick home and remaining acreage, subject to the conditions outlined above. The Brick home has a working hvac. unknown age but per sellers it is maintenance twice a year. Also has a wall gas heater for additional heat in the dining room. The brick home has previous ADT security equipment but per the sellers no active contract.
